Have your own advocate review the Sale Agreement

Sign via Power of Attorney

Prepare a Power of Attorney in your country of residence, notarise it, apostille if required, and have your representative in Kenya sign on your behalf. Your advocate will guide you on the exact format required.

Make instalment payments via wire transfer

International wire transfers are accepted. Ensure you receive official receipts for every payment. Keep full records for tax purposes in your country of residence.

Receive keys and title at handover (Q2-Q4 2027)

Unity Homes has not published a fixed 3-bedroom price on their public-facing pages - it is provided alongside a full price list. Request details to get the current figures. Earlier reports referenced KSh 15M but this should be confirmed with Unity directly.
Most managed apartment developments in Kenya include a monthly service charge for shared amenity maintenance (pool, gym, security, generator, etc.). Ask Unity Homes for the estimated service charge before signing. This affects your net rental yield calculations.
Unity Parkside units are sold with sectional titles - each apartment has its own distinct registered title deed under Kenya's Sectional Properties Act. This is the legally correct structure for apartment ownership in Kenya and significantly reduces the risk of ownership disputes compared to share certificates or company structures. Confirm this and the title details with your advocate.
Foreign nationals can own property in Kenya, but with important restrictions: foreigners cannot own freehold land - only leasehold (up to 99 years). Apartment sectional titles issued to foreigners are typically on a leasehold basis. Confirm the exact tenure with Unity and have your advocate review the specific terms for non-citizen buyers.
In addition to the purchase price, budget for: stamp duty (currently 4% of property value for transactions above KSh 6M), conveyancing legal fees (typically 1-2% of property value), and registration fees. Your advocate will provide a full cost breakdown. These costs are paid by the buyer in Kenya. Total additional costs typically run 6-8% of purchase price - confirm current rates.
